Individual Package – its free. It allows you to upload only one Property. For additional Property, you have to pay additional “Listing fee”.
Agency Package – it costs 17.99EUR. It allows the Agency to have 4 Property listing, 3 uses of “Top Add”, 5 Properties per Agent and 2 phone numbers for two Agents.
Developer Package – it costs 29.99 EUR. It allows the Developer to list unlimited number of Properties, 3 uses of “Top Add”, 2 phone numbers and 1 Banner advertisement for the period of a week.
All the fees paid are for the period of 30 days accordingly.

When you are going to place the price for sale or rent, we will give you an estimated price. Such price is calculated based on the [Similar characteristics within the Areas and calculates the avg price per Sq.m x your sq.m.]. Title deeds are legal documents confirming ownership of property and without them it is very difficult to sell a property or land in Cyprus. Although some improvements have been made in the issuing of title deeds, the backlog of applications means that owners can often wait many years before receiving them.
First, you need to see the Title Deeds. They show the ownership and if the Property has any other changes.
Second, you have to request from the Seller a recent Land Search Report, which shows if anyone else has applied to purchase this Property or if there are any charges.
Thirdly, if it’s a plot or land, you need to confirm the building zone and the density and discuss with your architect if you are able to build what you want.
If you confirm that everything is okay and good to proceed, then you must sign the contract for purchase of property with the Seller.
Then is the Purchaser’s obligation to pay the Stamp Duty, if such is applicable, and register the Contract with the Land Registry in the city where the Property is purchased.
Person who purchases a Property in Cyprus must pay VAT of 19%. However, there are circumstances under which the Purchaser may pay a reduced VAT of 5% or in some circumstances the VAT is not applicable. If you purchase from a legal entity, there are other procedures you need to follow. Please seek legal advice.
In situations where a person purchases his first Property, the VAT can be reduced to 5% on the first 200sq.m.
If the property has not been locked, the Seller paid all his obligations and no outstanding duty exists, after depositing the contract and filing all the documents for the transfer of the title, it should take no more than one day.
It is highly advisable to hire a lawyer for such types of transactions, as there might be a lot of different issues that will have to be faced. Also, by hiring a lawyer you minimize a risk of entering into a fraud transaction.
If you are not citizen of Cyprus, neither of European Union, prior to any action, you must first obtain a certificate from the Ministry of Internal Affairs that allows you to own Property in Cyprus. If you are female and married to a Cypriot, then such certificate is not required, however if the scenario is opposite such certificate will be a must.
